Welcome to our most popular home! Over the last year, we've had the unfortunate experience of turning away great renters that either had larger families, lots of friends, or that simply needed a bit extra room. This 3200 sq. foot home is the ultimate vacation locale.
All renters interested in this home need to realize that this subdivision is a family residential area and we want to be very, VERY careful about the quality and size of the groups that rent from us. Spring Break groups, high-school vacations, and all manner of non-family rentals are strictly prohibited. Misleading us to believe otherwise results in immediate eviction and forfeiture of both the balance paid and the deposit (as we are fined heavily and have families to support as well ^_^).
It's a wonderful home for a long vacation, a luxurious conference center, or just a comfortable and fun home-away-from-home for a big family. Tons of room, directly across from the beachside with only one street between you and the white sand. We're sure you'll love it!
This 3200 sq. foot home comes with plenty of living space and a private pool (heated during the winter by request). The house has four bedrooms--king, queen, queen & trundle bed, two twins, and a sleeper couch, and a garage (one of the two garages is used for owners' materials). It's only eight years old, with tile and wood floors wall to wall.
As with all our homes, the Luxury Beach House comes with full amenities, of course, included (full kitchen, entertainment, washer/dryer, high-speed wireless internet, free unlimited local/state/national calling, international calls available on request, etc...).
Our latest improvement to this home is a private baby area (so many our our family customers have little ones!) adjacent to a guest room. It's complete with a comfy chair for mom, soft lighting, a full size crib, and a changing table. It's also tucked away on the third floor for extra seclusion ^_^. This room also has a nice small desk for a laptop and a work station--perfect for that working family with the little bambino (like us! Zzzzzzzzzz)!
You're in a great location--far away for privacy, but a fifteen minute drive to downtown St. Augustine (the oldest city in the U.S.!). Windsurf in the intercoastal waterway, or the ocean if you are truly gifted. Take a tour to the military fort the Spanish successfully held against the French for over one hundred years. Definitely take in a carriage ride through the cobblestone streets of the old city.

Home Information at a glance:
General Property Specifications: Three story home, living room, first floor patio, second floor open balcony, high-speed wireless internet, free unlimited local/state/national phone calls (international available on request), VCR/DVD, 3200 sq. feet, two car garage.
Beds: Master - King / 2nd bedroom - Queen / 3rd bedroom - Queen and trundle bed / 4th bedroom - two twins / Additional - Baby room with full crib/changing table, and queen sleeper couch.
Pool and Hot-tub situation: Heated private pool! As with all our heated pools, they just burn through the utilities at a fantastic rate (roughly $100 per week of use). We're happy to heat them on request, but we do ask $100 per week for the service. Just let us know if you'd like us to turn it on for you! Also, the pools aren't meant to get warmer than about 85 degrees so please don't try to heat them beyond this point. We turn off the pool heaters from mid-April to mid-September for this reason as well. Thanks!
Distance to Beach: In most of our homes we shy away from oceanfront properties because of their expense (double the mortgage means double the rental price, unfortunately). You're in a fantastic location just one residential street off the beach. Even better, the county just put in a gorgeous deck walkway over the dunes at the end of Magnolia Ave! As you come out the front door, take a right (heading North) and go to Magnolia Ave. You'll see that nice new deck walkway right at the end of the East/West street. 2-3 minutes tops! Furry Friends?: This home is pet-friendly! I have four kitty-catos myself, so I know your pets are very likely just part of the family! As such, we wouldn't think of charging extra. We don't charge for "extra" for kids, parents-in-laws, or Uncle Phil, so why pets? We do charge an extra 50% deposit (i.e. $750 on the homes or $450 on the condos/townhomes), but this all comes back to you if the house is left in the same condition in which you found it. Beware, though, that a pet problem is one of the three times we've ever kept someone's deposit (the other two were smoking in the house and general spring break destruction). Wet-dog smell can be very difficult to remove! Rates: At Hartley and Sons, all our properties have a standard winter and summer rate. But we also offer savings and charge a premium for various times of the year depending on our usual traffic. We take pride in our transparency of our rates. All the properties have a single rent price, a cleaning fee, 6% sales tax and 4% tourism tax added onto the total.
